02 — What turnkey means here

One contract. One accountable party. Keys at the end.

Building abroad usually means assembling a chain — architect, engineer, main contractor, six subcontractors — and then supervising it from another country. Every gap between those parties is a delay, and every delay is yours.

We carry the whole chain. You hold one relationship, approve one programme, and receive a finished building.

The place

The bay from high above: the town, the anchorage, and large yachts on the water.

Tivat, and the water it sits on

The Bay of Kotor is a drowned river canyon on the Adriatic, ringed by mountains that come down to the waterline.

It is a difficult place to build well and an easy place to build badly. Plots are steep, narrow and awkward to reach; the ground is karst; summer stops work and winter storms test everything that was done cheaply. The buildings that hold up here are the ones that were detailed for this coast rather than imported onto it. Tivat is where we are based, and it is where the aerial frames on this site were flown.
