The Tivat Waterfront

The shoreline we build on, flown on the same morning as the villa — the beach, the promenade, and the bay opening out behind them.

Notes

This set is a location study rather than a project. It is here because the ground is half the argument: what a house on this coast is worth has as much to do with the water it faces and the way the town sits behind it as with anything a contractor does.

The set runs from the bathing spit and its navigation marker out over the promenade and the shallows, and then climbs for the bay itself — the anchorage, the town, and the ridge on the far shore.

  • The bathing spit from the south: beach, promenade and the navigation marker at its tip.

  • The waterfront terrace and beach, with sun loungers in rows behind a low sea wall and boats moored offshore.

  • The bay from high above: the town, the anchorage, and large yachts on the water.

  • Swimmers and loungers on the beach at the point, the town behind.

  • The beach and its red navigation marker seen from low over the water.
