Whether we carry a build from a bare plot or step into one already underway, the same thing is on offer: a single party who is accountable for the result and is physically here.

Design, planning, construction and finishing under one contract.

A turnkey contract means you sign once and receive keys. We carry the design team, the permits, the programme, every trade on site, and the finish — so there is no gap between disciplines for a problem to fall into, and no moment where the answer to a question is that it belongs to somebody else.

For Owners building new on a coastal plot, usually from abroad.

Older buildings taken back to structure and rebuilt.

Much of the Montenegrin coast is already built on, and a good plot usually has something on it already. We take houses and apartments that are structurally sound but decades behind and rebuild them: wiring, plumbing, insulation, windows, layout and finish. Often that is faster and cheaper than demolition, and it keeps a building that already has its permits.

Budget, programme and quality control, reported to you wherever you are.

Where you already have a designer or a contractor, we act for you: costing, scheduling, procurement, site supervision and quality control. You get the thing that is hardest to buy at a distance — someone on the ground whose job is your interest.

For Owners with a build already underway, and investors.

The contract, phase by phase

Five phases. You are only required at the last one.

Every Ad Astra Consulting contract runs this sequence. You approve the end of each phase before the next one starts, which is what keeps a build from quietly becoming a different build.

    Design

    Drawings that can actually be built here.

    We work from your brief to a design that survives the ground, the permitting and the summer here. Architects and engineers are appointed and coordinated by us, so you hold one relationship rather than five.

  2. 02

    Planning

    Permits, programme and price, settled before anyone digs.

    Consents, utility connections, site logistics and a costed programme. You approve a scope and a schedule you can hold us to — the point at which a build stops being an open-ended risk.

  3. 03

    Construction

    One accountable party on site every day.

    Structure, envelope, services and trades, sequenced and supervised by us. Every subcontractor answers to Ad Astra Consulting, not to you, and not to each other.

  4. 04

    Finishing

    Stone, joinery, glazing and the details that date a house.

    Cladding, terraces, pools, glazing, fitted joinery and landscaping. This is the phase that separates a house that is finished from one that is merely complete, and it is where most of what you will actually touch gets decided.

  5. 05

    Handover

    The only visit you have to make.

    Commissioning, snagging, cleaning and keys — with a documented record of what was built. For owners abroad, this is the only part of the process they should have to attend.
